المسمى الوظيفي: مقدّر تكاليف إنشاءات المباني أول

ملخص الوظيفة:
يتولى مقدّر تكاليف إنشاءات المباني أول مسؤولية إعداد التقديرات التفصيلية للتكاليف وحصر الكميات وإعداد عروض الأسعار والمناقصات لمشاريع البناء، مع ضمان دقة التسعير وتحليل جميع عناصر التكلفة بما يشمل المواد والعمالة والمعدات والمقاولين الفرعيين لدعم اتخاذ القرارات وتحقيق أفضل النتائج التنافسية.

المهام والمسؤوليات الرئيسية:

  • إعداد التقديرات التفصيلية للتكاليف وعروض المناقصات لمشاريع المباني السكنية والتجارية والصناعية.
  • مراجعة وتحليل المخططات المعمارية والإنشائية وأنظمة MEP والمواصفات الفنية.
  • تنفيذ حصر الكميات وإعداد جداول الكميات (BOQ).
  • تحليل تكاليف المواد والعمالة والمعدات والمقاولين الفرعيين.
  • دراسة وثائق المناقصات والعقود ومتطلبات المشاريع.
  • الحصول على عروض الأسعار من الموردين والمقاولين الفرعيين وتقييمها.
  • تنفيذ دراسات هندسة القيمة وتحسين التكاليف.
  • إعداد الميزانيات والتوقعات المالية والتدفقات النقدية للمشاريع.
  • تحديث قواعد بيانات الأسعار والتكاليف والسجلات التاريخية للمشاريع.
  • تحديد المخاطر المتعلقة بالتكاليف واقتراح خطط التخفيف منها.
  • التنسيق مع فرق التصميم والهندسة والمشتريات وإدارة المشاريع.
  • إعداد تقارير التقدير والعروض التقديمية والعطاءات للمراجعة والاعتماد.
  • دعم المفاوضات التعاقدية والأنشطة السابقة لترسية العقود.

المؤهلات المطلوبة:

  • درجة البكالوريوس في الهندسة المدنية أو حصر الكميات أو إدارة التشييد أو ما يعادلها.
  • خبرة لا تقل عن 8–10 سنوات في تقدير التكاليف أو هندسة التكاليف أو حصر الكميات لمشاريع المباني.
  • معرفة قوية بأساليب البناء ومواد الإنشاء والعقود وهيكليات التسعير.
  • إجادة استخدام برامج التقدير مثل AutoCAD وCostX وPlanswift وCandy وPrimavera وMS Excel.
  • فهم ممتاز لإعداد جداول الكميات وإجراءات المناقصات وإعداد الميزانيات.
  • مهارات قوية في التحليل والتفاوض والتواصل وإدارة التكاليف.
  • يفضل وجود خبرة سابقة في مشاريع البناء بدول مجلس التعاون الخليجي.

الراتب المدفوع: QAR٢١٬٠٠٠٫٠٠ لكل شهر
